Studio is a complex of two office buildings offering a total of approx. 43,000 sq.m. of leasable area. GLA of leasable area. 
The first phase of the investment has 17 600 sq. m. GLA of leasable area, fourteen above-ground storeys and three underground storeys.
Construction is scheduled for completion in the third quarter of 2023.
Studio, as this is the name of the office complex, the construction of which starts at Prosta Street, will provide a total of approx. 43,000 sq. m. GLA of leasable area. GLA of leasable area. It is another project of the Swedish developer in the business centre of Warsaw. The Studio will provide 286 parking spaces and 285 bicycle spaces. As in all Skanska buildings, an extensive infrastructure has been prepared for cyclists to facilitate comfortable commuting. In the vicinity of the complex there is a network of revitalised bicycle paths, city bike stations as well as numerous bus and tram stops. The distance from Rondo Daszyńskiego and Rondo ONZ metro stations is only a few minutes on foot.

- The results of our research, as well as conversations with potential tenants show that offices still play an important role for companies. We're convinced of it and that's why we're launching another project in Warsaw's Wola district - says Mariusz Krzak, Vice President for Operations in Poland and the Czech Republic at Skanska office company. - The studio will offer office space of the highest quality, but above all it will be a safe place to work, which will be confirmed by the WELL Health-Safety Rating certification. This is especially important in the context of the still ongoing pandemic and the return of workers to offices - adds Mariusz Krzak.

With residents in mind
Studio will change the image of another quarter of Warsaw's Wola district. As part of the investment, a public urban space with all-year-round plants and small architecture will be created. The square will provide a long-awaited link between Prosta and Łucka Streets and the Norblin Factory. Thanks to a wide range of services, this new section of the city will not only be a place to work but also to relax.

Scandinavian architecture
The Studio was designed by Danish Arrow Architects and Polish Grupa 5 Architekci. One of the Studio's distinctive features will be the so-called human scale of the ground floor, emphasised by elements of the structure carved in the form of repetitive X letters.

The Studio will apply for the most important certificates granted to office spaces: LEED Platinum, WELL, Barrier-free Facility and WELL Health-Safety Rating. The latter is awarded to office spaces with the highest safety parameters, reducing the risk of disease transmission and creating healthy and safe workplaces.
