Construction of The Park Kraków according to plan - building B2 will be commissioned in Q2 2023

Soon in the first office building of the Krakow investment carried out by White Star Real Estate and Cain International - The Park Kraków at ul. Saska - the main tenant - the owner of the 4F brand - the OTCF company, will appear. The construction of the second building - B2 is also advanced. It is to be commissioned in Q2 2023. Moreover, the developer is preparing to start construction works on buildings B3 and B4. They are to start in the first half of 2023. Design work is also underway for 4 more office buildings, i.e. B5-B8, entering the second phase of the project.

The entire The Park Kraków project will ultimately consist of 8 buildings with approx. 100,000 sqm. m2 of office space. APA Wojciechowski Architekci is responsible for the architectural concept of the project.

“The Park Kraków, another fruit of our studio's cooperation with White Star Real Estate and Cain International, is a complex of office and service buildings with a coherent and clear architecture that allows visual identification of each of them. The buildings are located in relation to each other in such a way as to create friendly urban interiors: enabling the users of the complex to conveniently use the services located on the ground floors of the buildings, as well as beautifully planned small architectural forms and carefully arranged green areas. It is an investment designed with the natural environment and people in mind.” – says Michał Sadowski, Co-owner and Vice-President of the Management Board, at APA Wojciechowski Architekci.

In the first two buildings, key facilities are planned to be launched, i.e. restaurant, gym, grocery store, car wash and kindergarten. As previously announced, the developer has prepared charging stations for electric cars, a modern parking system and extensive infrastructure for cyclists (locker rooms, showers and bicycle racks) on the investment site, which will support The Park employees in choosing this ecological means of transport and using numerous paths existing in the vicinity of the project.

“Work in The Park Kraków project is progressing according to the assumed schedule. This is our first project in the capital of Lesser Poland and we want it to be consistent with our philosophy and approach to implemented investments. One of the most important features of our office complexes is the quality of workmanship, unique arrangement of greenery, focus on meeting the needs of tenants and employees, and integrating the entire complex into the urban fabric. The entire area between the buildings, i.e. nearly 3 ha, has been closed to traffic and arranged with a lot of greenery, water elements and natural materials, in accordance with the principles of biophilia. A variety of native tree species and bushes, contributing to the growth of biodiversity, will create an aesthetic environment for employees, which has been designed both for leisure and outdoor work. This is appreciated by potential tenants, as evidenced by advanced talks on the commercialization of space in both B1, B2 and B3 buildings.” - says Bartosz Prytuła, Managing Partner at White Star Real Estate. "With the arrival of spring, all these advantages will be visible not only to employees and tenants, but also to local residents, which will be emphasized by the re-launch of the Shuvary Park zone, which as a meeting place and leisure center has already become a part of the district's landscape" - adds Bartosz Prytuła.

The Shuvary Park zone was launched in July this year. In an area of over 3,000 sq m of the container town, a bar, a cafe, food trucks, a playground for children, sports fields and places to relax were built. Throughout the summer season, events were regularly organized here, e.g. free summer cinema, outdoor yoga, creative workshops, coffee festivals, and numerous attractions for children.

In May 2022, building B1 was commissioned. The interior design of the lobby of the first building coherently refers to the exterior of the building. The representative two-storey space uses the same brick that appears on the facade of the building, as well as steel graphite profiles, metal profiled cladding and expanded metal. On the other hand, the closeness to nature of the entire project is emphasized by the elements of biophilia used inside the building, i.e. wood or a freshwater aquarium with a capacity of 3.6 thousand m3. liters integrated into the reception equipment.

“In order to warm up the atmosphere of the interior, we introduced oak cladding and an oak floor in the lobby part, and - in the seating area - a geometric "carpet" made of ceramic tiles. Definitely the most characteristic element of the lobby is the freshwater aquarium in the reception area. It is a biophilic accent that evokes a sense of calm and evokes associations with nature. The choice of furniture in the relaxation area makes the place feel like home: it encourages you to sit in comfortable seats and watch the outdoor greenery or the underwater life in the aquarium. Despite the use of a large amount of hard and raw materials, we took care of good interior acoustics through acoustic perforated panels in the ceiling and wood wool panels under the ceiling of the first level. We also paid great attention to the quality of lighting, which created a cozy atmosphere

and emphasized the beauty of the finishing materials. The common spaces on the upper floors of the building and the elevators have been designed according to the same stylistic key,” sums up Marta Wierusz, Architect and Head of the Interiors Team at APA Wojciechowski Architekci.

About the project:

The Park Kraków will ultimately consist of 8 office buildings with approx. 100,000 sq m. m2, high-quality rental space. The entire The Park Kraków complex has been designed in accordance with the principles of biophilic design, which, as confirmed by research, supports productivity, creativity and affects the well-being of people working in such an environment. The project also provides for numerous ecological solutions. Photovoltaic panels are installed on the roofs, increasing the share of green energy in the project, and a water consumption optimization system has been implemented in the buildings, where rainwater is used to water the greenery.

Drinking water fountains will be provided in the outdoor meeting and relaxation zones to reduce plastic consumption. The investment is certified in the BREEAM system.
