Office market in Poland 3Q 2013

Analysis of major office projects in major Polish cities in Q3 2013 Prepared analysis of supply and demand of modern office space in comparison with trends in the employment market shows potential and business opportunities in regional cities in particular. /> The third quarter of 2013 is characterized by high activity of real estate development in the capital and in all regional cities. Most of the new supply is delivered in Warsaw, where by the end of 2013 is expected to increase to 300 000 sq m. The upward trend in the supply of modern office is expected to be maintained in 2014.

Rent levels remain unchanged throughout all quarters in 2013, however, the dynamic increase in supply may result in downward pressure in the future. The vacancy rate increased in the following markets: Warsaw , Krakow , Wroclaw and Lodz, mainly due to the completion of the new office projects.

The highest average gross earnings in Poland in the enterprise sector continues to be in Warsaw, which are on average higher by 1000 PLN in relation to regional cities. The unemployment rate decreased slightly compared to the previous quarter and the lowest was at 4.2 % in Poznan and 4.9 % in Warsaw, and the highest level of as much as 12.2% , the CSO recorded in Lodz.
